Business Development Manager (Real Estate Manager) (70K-120K) (SDG-40445)
<Job Responsibilities>
 To locate new shoes stores of a potentially, remodeling existing stores and relocating stores.
 To analyze performance of existing stores and recommend closure of unprofitable stores.
 To establish a standard store profitability calculation for all new stores, relocated and/or remodeled store.
 To evaluate the turnover potential of any new store
 To ensure that lease agreements and renewals are written in the company’s
 To negotiate with store designers and contractors on store design,
 To maintain close personal contact with landlords, major shopping complexes and real estate people.
 To personally visit all proposed location before any commitments are made.
 To negotiate best possible lease term for new stores and lease renewals.
 To submit all tenancy agreements for the Company Manager to sign and arrange for registration.
 To negotiate rent reductions in unprofitable stores where closing efforts remain without response.
 Control monthly rental payments through the monthly rental schedule and the concessionaire report.
 Maintain an up to-date pictorial record of all stores opened or remodeled. Color slides
 To submit a detailed plan and estimated Capital Expenditure inclusive
 Proposed opening of new stores/ relocation of existing stores/ remodeling of existing stores/ closing of existing stores.
 To develop teams to meet company’s business plan.



<Necessary Skill / Experience >
 Thai nationality , Male/Female, age 35-45 years old
 Bachelor's degree
 At least 7 years of experience in Business Development (Tenant side) of retail business (any products). Rich experience in analyzing potentiality of opening new stores/ relocating/ remodeling/ enhancing performance of existing stores
 Experience in Pay Rent is a must. Negotiation skills with landlords
 Very good at English both written and spoken
 Literacy of Microsoft Excel for Data Analysis
