CRM Director (Office/Retail building business) (80K–100K) (SDG-58004)
<Job Responsibilities>
- Monitor relationships with existing customers through CRM systems
- Being customer-focused. Gain insight to customer needs and their loyalty by create value to customers. Reviews customer evaluations in
- regards to service representatives’ work and looks for areas that need improvement.
- Oversee the customer satisfaction survey, the supplier and contractor satisfaction survey to analyze results and arrive at findings recommendations. Continuously improve and innovate products and services
- Oversee the notification (follow up) to serving tenants communication on events that may interrupt their work operations, precaution required or resolution to an incidents handling (via e-mail, SMS or hard copies) and proof read
- Oversee and draft notification to tenants on all matters related to public health, national disaster warning center and building code, as required, and proof read.
- Developing and implementing marketing techniques that will drive new customers.
- Develop property management, facilities management, and operation guidelines such as fit-out guide, tenant orientation, house rules and work instruction
- Manage common area in building facilities, Car park and security team, the operation of Help Desk Team to ensures that customers receive the quickest and best services as possible.
- Monitor of department policy, set up regulations and system. Develop new operational procedure. Identify team goals. Enable the team to operate in an orderly manner. Motivate the team and develop team capacity. Increase team cohesiveness, and ultimately build an effective team.
- Maintain relationships with service provider, neighbors and government bodies.
- In facing different scenario and referring to available data, apply multiple ways of thinking to systematically summarize the statistics and arrive at an understanding of the business, and able to make an innovative and strategic decision.
- Responsible for preparation of annual department budget, approval of departmental CAPEX and operating expenses.
- Provide operational analysis and performance report to Executive Committee.
- Review major incidents reports (Office and Condo) and submit to GM and DGM.
- Conduct technical training on selective programs as needed.
- Overall supervise and control outsourced contractor services on a monthly basis. Manage purchasing process and controlling contractor.
- Provide guidelines and directions and oversee the overall ASP Club operations to ensure high quality service standards.

<Necessary Skill / Experience >
- Thai nationality, Male, Female 38-45 years old
- Bachelor’s degree
- Minimum 12 years of working experience in CRM of office building/ retail buidling or real estate management industry
- Minimum of 5 years in team management
- Good command of verbal and written in English (to use in communicating with internal and external parties)
